*Plus $300 security refundable deposit, plus $160 cleaning fee and 6% tax (4% Erie County and 2% Kelleys Island).

**Rates are for up to six people.  There will be a $50/per person/per stay for additional guests.  Maximum of eight guests.  No exceptions.  We cannot accept pets.

***Rate discounts for 4 or more nights.  No Saturday check-in/Check-out

All fees shall be paid by money order or cashier’s check.  Personal checks accepted only 30 days or more in advance.  Credit cards are not accepted.

$300 security deposit required, plus 50% of total rent, fees and taxes are due within 7 days of  booking.  The final payment is due 30 days before you arrive.

A $100 fee will be charged for all cancelations.  No refund of the deposit will be made if the cancelation occurs less than 30 days prior to the arrival.  No refund of the deposit and no refund of 50% of rent, fees, taxes collected if cancelation occurs less than 14, but more than 7, days prior to the arrival.  No refund of any deposit or rent, fees, taxes paid if cancelation occurs within 7 days of arrival date.

Rules:

• Linens (sheets, pillow cases, bath and kitchen towels) are provided.  Please strip all beds and start a load of towels prior to check-out if you are using house linens.

• Must be minimum of 25 years old to rent

• No bachelor/bachelorette parties

• No fish cleaning at the house.  There is a Fish Cleaning Station at Kelleys Island State Park.

• Please only use septic safe toilet paper

• Do not flush any feminine products, paper towels, etc.

• We are on a septic system.  There is no garbage disposal; do not put food, grease, coffee grounds, etc. down the drain.

• Use only septic-friendly laundry detergent (No Tide, please).

• The indoor fireplace is for DECORATION only.  ABSOLUTELY NO FIRES inside, this includes NO candles.

• No smoking.

• No pets in the cottage or on the grounds

• No trash in the fire ring

• Fireworks are prohibited

• The discharge of weapons is prohibited anywhere on the property.

• No tents.

• No pools or slip-n-slides.

• All dishes are to be washed and put away prior to checkout.

• All trash is to be bagged and placed in trash receptacle by the shed.

• Tenants under the age of 18 years old are to be supervised by adults.

• All adults who signed the Rental Agreement are responsible for damage caused by other tenants.
